    TCAD mails and posts your 2026 notice. Market value $612,400.

    Keep the PDF. You'll upload it once and may need to print it twice.

  3. File the protest on the TCAD portal

    by May 15

    Sign in with the PIN printed on your notice. Check "Value is unequal compared with other properties." Enter $566,000 as your opinion of value. Upload the packet PDF under evidence.

  4. Watch for an online settlement offer

    2–4 weeks after filing

    TCAD usually responds with a value in the portal. Accept if it's $580,000 or lower. Decline if it's higher; that moves you to an informal meeting, not straight to a hearing.

  5. Informal meeting with an appraiser

    May–June

    Phone or in person, about 10 minutes. Lead with the comp grid. Most cases end here.

  6. ARB hearing, if still unresolved

    June–July

    You'll get a date by mail. Bring two printed packets and your notice. About 15 minutes.

  7. Record the outcome

    after the decision

    Enter the final value in Status. That's where the refund request lives if a formal hearing gave you nothing.
